To most people, a legal description looks like a jumble of numbers, directions, and jargon. But in real estate, it’s far more than that. Think of a legal description as the DNA of a property. A street address may tell the mail carrier where to drop a package, but the legal description is what tells the government and the courts exactly where your ownership begins and ends.

Every Realtor should know how to read and verify legal descriptions. It’s a fundamental part of protecting clients, whether they’re buying or selling.


We recently helped a buyer purchase two rural parcels being sold as a package. Everything looked straightforward until we reviewed the legal description. It only referenced one of the two parcels.  Had we not caught the error, the buyer would have legally owned only half of what they paid for. Situations like this happen more often than people realize, and they underscore why attention to detail is non-negotiable in real estate.
