The highest may not be the best!

Receiving an offer on your home is exciting, but how do you know which offer is truly the best? While price is important, there is much more to consider when deciding which offer to accept.

An offer may be cash or require financing. Consider the buyer’s financing and the strength of their preapproval. Offers may also include inspections and other contingencies. These contingencies protect buyers but can lead to uncertainty and more negotiations. Next, consider the timeline. Does the proposed closing date fit your plans? A buyer willing to accommodate your schedule or allow extra time for moving may offer benefits that go beyond the purchase price.

Remember, you do not have to accept an offer exactly as written. You can negotiate price, closing costs, timelines, and other terms to better meet your needs. However, use common sense when countering. Is that small concession worth risking an otherwise solid offer?

Reviewing offers carefully helps you weigh the benefits and risks of each proposal. Your Arcadia Realty broker can explain the details, negotiate on your behalf, and help you choose the offer that best supports your goals. The best offer is not always the highest, it is the one that works best for you! ~ Lisa Jordan Designated Broker/Owner Arcadia Realty
